The Grande condos San Diego by BOSA are located right next to Bayside on the Columbia (waterfront) District on what we define as one of the best locations in downtown San Diego real estate (together with the Marina district). It sits right on the waterfront and just 1 block away from the new $44 million public park project (which already broke ground and is expected to be completed in January 2013). The Grande San Diego condos location is perfectly setup to take advantage of the North Embarcadero Visionary Plan which will bring new hotels, restaurants and entertainment to San Diego’s bayfront.

The Santa Fe Depot is right below The Grande San Diego and adds the convenience of having the train station right there for those that commute or use the train service to Los Angeles.

GENERAL AMENITIES | Rating: 8.5 out of 10
The Grande San Diego condo amenities are typical for a BOSA high rise building and as complete as it gets compared to the rest of San Diego luxury condos. You’ll find 24hr security and concierge services, a fully equipped gym, a lap pool with outdoor BBQ area, sauna & steam rooms, a community party room and a business center. The Grande is one of the few buildings among all downtown San Diego condos to offer a guest suite that residents can reserve in advance ($100 to $125 daily fee) if they have visitors coming and need extra space for them. The average HOA fee for a 2 bedroom condo is about $750 per month which considering all the amenities you get is a pretty good “value” as compared to other luxury high rise buildings.

COMMON AREAS | Rating: 8 out of 10
The common areas at The Grande San Diego are not as extravagant or elegant as those at Bayside next door but they are simplistic and nicely laid out. Maintenance in the common areas is very good. You will always notice members of the maintenance staff going around the building.

INTERIOR FINISHES + FLOOR PLANS | Rating: 8.5 out of 10
The finishes at The Grande Condos as delivered by the developer BOSA are very good, not top of the line but definitely premium. You will notice GE Monogram appliances (the higher end on the GE line), granite counters and wood flooring on most condos and penthouses at The Grande. The quality of the doors and fixtures is solid.

Floor plans at The Grande San Diego are some of the nicest in the downtown Market. They include 1 bedroom, 2 bedroom, 2 bedroom plus den town homes, condos and penthouses ranging from 899 to 2,000 sq ft.

CONSTRUCTION | Rating: 8.5 out of 10
The Grande Condos construction is excellent on both the south tower and north tower. However it must be noted that the north tower at The Grande is currently on litigation between the HOA and the developer. The litigation primarily involves the sewer drain system due to problems caused by back pressure from the City of San Diego sewer system. The problem has been fixed and the HOA is currently on litigation with the developer and the city of San Diego to recover loses caused by this issue. Trial date is set for April 2012. VIEWS | Rating: 9 out of 10
The Grande condominiums waterfront location offers incredible panoramic bay view on southern and western facing units however please note that south facing units on the north tower will have the views partially obstructed by the presence of the south tower. There is a Holiday Inn hotel North West of The Grande towers that will also partially affect view Northwest facing units below the 15th floor. Also the Embarcadero Visionary Plan which includes the construction of a few new hotels (estimated to be about 26 stories high) will have implications on the views of specific units at The Grande. The good thing is that we know where the hotels will be placed so we can guide you accordingly if you are interested on The Grande Condos and want to ensure you get those bay view’s forever.

POOL | Rating: 9.5 out of 10
The pool at The Grande San Diego is one of the best downtown. It’s an actual lap sized pool great for swimming and relaxing and it’s next to the gym, sauna and steam rooms. The pool is also surrounded by a few BBQ’s which is also a plus.

GYM | Rating: 8 out of 10
The gym at The Grande is very well equipped with cardio equipment, free weights and a stretching area. The maintenance staff keeps the gym very nicely maintained.

MAINTENANCE | Rating: 8.5 out of 10
The staff at The Grande keeps the building in general very well maintained. The only thing that I could point out is a few scratches on the elevator that could not be there but again I am extremely picky so this is probably not a big issue for most people.

OVERALL RATING | Rating: 9 out of 10
Overall The Grande North & South Towers by BOSA are one of the best choices for luxury high rise living in San Diego’s waterfront. Great location, views and amenities paired with a reasonable HOA fee (considering the amenities the building offers) makes is a great choice among all other luxury condos & apartments in San Diego.

    Worst complex I have lived ever! There is no guest parking and the owners association doesn’t let you enjoy this place. You feel like a prisioner at your own home. Too costly for how uncomfortable they will make you feel. I give this complex 0-10. I have heard that Grande South the owners association is easier and more real. If you ever like anything of the grande north, just buy or rent on the south!

    Thanks for your input! I actually live at Grande South and the HOA is managed by a complete different company that the Grande North. I have heard numerous times the same thing about The Grande South HOA being a bit better and friendlier. There are also 8 guest parking spaces at The Grande South although I have to say that they are typically all reserved during weekends specially as they give them up for 24 hrs at a time with in and out privileges.
    One general complaint I hear a lot about both towers is the lack of spaces around to walk your dog as it is prohibited to walk your dog in the sidewalk in front of the building (they would fine the home owner if caught). There is nowhere in close proximity to walk your dog as we are surrounded by other high rises and the navy buildings as well as construction of Lane Field.
    In most places in the world buildings like this have maintenance personel that water the sidewalks daily. I have seen this all around South America, Europe and even on the East Coast. It is beyond my understanding how with some many staff members they have nobody that does this simple task (and you know how much the HOA Fees are in full service buildings like this). Specially with a significant number of seniors living in this sort of building that would probably appreciate not having to walk 3 blocks to the nearest park multiple times a day to take their dog to use the bathroom. Rules like this that make no sense whatsoever are they type that should be revised and a solution implemented.
    I love high rise living and understand the important role that an HOA plays to keep buildings operating smoothly. But like you said many rules are a bit of a nuisance and sometimes take away from the enjoyment of living in such community.
