San Diego Luxury Condominiums Market Report

The 2014 calendar year was a very strong year for the downtown San Diego luxury condo market. The upward price momentum continued throughout the year fueled by low inventory (with no new condo construction of any sort), strong demand and increased interest from foreign investors in the downtown San Diego market. In 2015 we anticipate the same type of momentum putting upward pressure on prices and we will probably see some price per square foot records being set in some of the most sought after buildings like Bayside, The Pinnacle, The Grande and Harbor Club among others. BOSA is expected to begin construction of an ultra high end condo high rise on the lot located at Pacific Highway and Broadway and it is being rumored that prices will begin around $800,000 for a 1 bedroom. This should help condos in the surrounding building like Park Place, Electra, The Grande, Sapphire Tower and Bayside gain value as buyers will realize there is value to be found in these buildings compared to the new construction in which prices are supposed to be $1,000 plus per square foot.

The lowest priced sale per square foot in 2014 was for a condo at Electra with 2 bedroom 2 baths and 1,305 sq ft. Located on the 1st floor this residence offered no views and was in need of upgrading.

Highest Sale per Foot
The Pinnacle at $1,178 / Sq Ft

Just as last year and the year before, the higher sale per square foot was for a condo at The Pinnacle. This sale was for a high floor condo with 4 bedrooms, 4 baths and 2,144 square feet. Located on the 29th floor with panoramic views it sold for $2,525,000.

Overall Lowest Sale Price
Electra $308,000

This 4th floor Electra residence features 1 bed, 1 bath and 7090 sq ft sold for $308,000. The 4th floor at Electra is a strange floor, with some units not even having a balcony and limited amount of windows. This was the lowest priced sale in a luxury high rise for 2014.

Meridian $4,100,000

Meridian is home to some of the most spacious floor plans in all San Diego. This 5,160 square feet, 4 bedroom, 4 bath luxury condo sold for $4,100,000 or approximately $795 per square foot.
