In the pre internet era when a home owner made the decision to list a home for sale they typically hired a real estate agent to help them with the sale of that home. They signed a representation agreement indicating how much commission was to be paid to the listing broker.
With no internet available if you were in the market to purchase a home you would typically go agency to agency asking them to see their book of properties. If you liked something that you saw you would write an offer and proceed with the purchase and if you had a buyer agent helping you out most probably you had to pay that agent compensation out of your pocket as negotiated before hand.

Today when a seller hires a listing agent (seller’s agent) to list a property this agent will input that property to the San Diego MLS.
The listing agent and the seller will sign a representation agreement to list that property for sale. This agreement also specifies how the buyer’s agent is to be compensated.
