Sky Village Realty San Diego Buyer Agent

In the pre internet era when a home owner made the decision to list a home for sale they typically hired a real estate agent to help them with the sale of that home. They signed a representation agreement indicating how much commission was to be paid to the listing broker.

With no internet available if you were in the market to purchase a home you would typically go agency to agency asking them to see their book of properties. If you liked something that you saw you would write an offer and proceed with the purchase and if you had a buyer agent helping you out most probably you had to pay that agent compensation out of your pocket as negotiated before hand.

When the internet and the MLS (Multiple Listing Service) came around the Real Estate industry completely changed for the better. Thanks to the MLS a dedicated Real Estate buyer’s agent can offer services at no cost to home buyers.

Today when a seller hires a listing agent (seller’s agent) to list a property this agent will input that property to the San Diego MLS.

The listing agent and the seller will sign a representation agreement to list that property for sale. This agreement also specifies how the buyer’s agent is to be compensated. If the seller agrees to list the property on the MLS (99% of them do) the commission that the seller pays to the listing agent is then split with the Real Estate agent that procured the buyer (the buyer’s agent).

This means that you can benefit from our San Diego Real Estate buyer services at no cost to you as a buyer.

WHAT IS THE MLS?

The MLS is basically a database that lists all the properties available for sale and members (registered real estate agents and brokers like us) can access it at anytime. Most real estate transactions today happen thanks to the MLS.
