Pacific Gate Condos by BOSA Project Renderings
Pacific Highway & Broadway Building Description
This downtown San Diego luxury high rise condominium named Pacific Gate Condos is expected to be the most prestigious address in Downtown San Diego and California’s first “super prime” tower surpassing the likes of Bayside, The Grande, The Pinnacle, Sapphire Tower and Electra. With 41 floors Pacific Highway and Broadway will be about the same height of neighbor Electra which is today the highest residential tower in downtown San Diego. This complex will feature 215 condo residences including 2 bed, 2 bed plus den and 3 bed plus den floor plans. Square footage for the 2 bedroom floor plans will range between 1,390 sq ft to 1,806 sq ft (floors 2 thru 32) and 3 bedrooms will range from 2,315 sq ft to 2,608 sq ft (floors 33 thru 40).
BOSA is taking this building to the next level and redefining the quality and sophistication of services and amenities offered in a luxury high rise tower. Pacific Gate will offer a lifestyle that no other building in downtown San Diego can match. Amenities will include the typical amenities found in all BOSA buildings including 24 hour lobby attendant, fitness center, pool, BBQ deck, sauna and steam, community lounge room and business center. Pacific Gate will also offer a guest suite, a fleet of luxury cars available for residents to use and a private boat sharing program for owners. The staff at Pacific Gate will also be a bit different than previously seen in other BOSA buildings. From a 24 hr lobby attendant, to a porter, garage attendant and chef concierge to assist residents Pacific Gate will offer an unmatched service level that was never seen before in San Diego’s various luxury buildings.
When it comes to building’s location Pacific Gate’s location is as good as it gets, right on the waterfront district and one block to the Broadway pier. This residential address will be perfectly positioned to take advantage of all the development brought upon by the multiple public and private redevelopment projects currently taking place (or already completed) in the waterfront district including the North Embarcadero Visionary Plan (underway), Waterfront Park (completed), Ruocco Park (completed), Lane Field (underway) and Navy Broadway Complex (future project) – links with info on these projects below.
Pricing is expected to start north of $1,100 per square foot or about $1.4 million with the average residence selling at approximately $3 million as BOSA is expected to have larger than average floor plans in this building including 3 bedroom plus den floor plans which are very hard to find in any other Downtown San Diego luxury high rise tower. Residences above the 2oth floor will have the best views (due to future construction planned around the building) and will probably start at around $1.7 million for the smaller 2 bedroom floor plan. 3 Bedroom plus den floor plans will be on floor 33 thru 40 and start at $2.8 million and go all the way to around $4.2 million.
Update May 2015: New BOSA Sister Tower Coming in 2020!
A new BOSA condo tower is coming in 2020 in the parking lot directly south of the Grande South Tower and north of the new Pacific Gate condo tower. This parking lot previously own by the Irvine Company in which a new 34 story office building was supposed to be built was sold to BOSA and a new sister tower to Pacific Gate will be built instead if the city agrees to rezoning the land use from commercial to residential. This tower is projected to be 45 stories, 490 feet high with 296 condo residences. The bottom floor would include 15,130 square feet of retail space. The design would be very similar to the sister tower and the same design firm will be in charge of this project.

Private / Public Redevelopment Projects
The following redevelopment projects will greatly enhance the neighborhood where Pacific Gate is located. These projects will add parks, retail, office space, restaurants, coffee shops and art galleries to the neighborhood as well as improving public access to the waterfront. Dubbed the “millionaire’s row” the Waterfront District is slowly becoming one of the country’s most iconic waterfront neighborhoods and already carries the highest average price per square foot among all downtown San Diego neighborhoods surpassing the Marina District.
