2013 condo sales in San Diego

The downtown San Diego condo market continues to hold strong with low inventory and an upward price momentum that we been been experiencing since 2011.

With no new condo construction on the horizon (all new construction seems to be for apartment rental communities like Brodstone in Little Italy or Urbana on the East Village) prices keep climbing an inventory on the 92101 zip code is at record lows.

In the first quarter of the 2013 calendar year there were 225 registered MLS sales on the downtown San Diego condominium market – 92101 zip code.

The average selling price for a downtown San Diego condo in the 1st quarter of 2013 was $506,075 up from the 2012 average of $470,852.

The average selling price per foot was $440 up from an average of $400 for the 2012 calendar year.

The selling price for condos in downtown San Diego ranged from $124,000 for a studio style unit at Smart Corner to $2,145,000 for a 3 bedroom 3 bathroom condo on the 31st floor of the luxury condo community The Pinnacle.

Per foot pricing ranged from $215 per foot for a studio unit at the Element building to $1,032 per foot for the same 3 bed 3 bath condo at Pinnacle in the Marina neighborhood of downtown.

On average condos sellers in downtown San Diego received 98.4% of their asking price.
