Downtown San Diego 2011 Condo Sales Report

Throughout 2011 there was a vast improvement in the downtown San Diego Real Estate market compared to 2010. With more short sale and foreclosure inventory showing up for sale in the market we have seen many investors and cash buyers come in the market and buy properties in bulk. With the availability of mortgages still a bit tight for traditional buyers those with cash seemed to get the most benefit out of the current state of the downtown San Diego condo market.

There were 948 MLS registered property sales in downtown San Diego throughout 2011. Please note that this only includes the downtown market (92101 zip code) and the figures represented here are only for MLS registered sales which might not include some new construction condo sales, for sale by owner transactions and other transactions not posted into the MLS by the selling brokerage. However, as most property sales today happen thru cooperating brokers on the MLS these figures are a great representation of the Real Estate market in downtown San Diego.

The average selling price for a downtown San Diego condo in 2011 was $425,850.

The average selling price per foot for 2011 was $366 per foot.

Selling prices for downtown San Diego condos ranged between $95,000 (for a studio residence in the Element building on the East Village) to $3,000,000 (for a penthouse unit at the Renaissance building in the Marina).

Condo pricing per foot ranged between $85 per foot for a studio residence in the Alcer building on the East Village to $921 per foot for a penthouse level unit at The Grande south tower in the Columbia (waterfront).

On average downtown San Diego condo sellers received 96% of their asking price in 2011.

Building with the Least Sales

In 2011 there were quite a handful of buildings with just 1 condo sale. Amongst them are Bella Via, Brickyard and Island Lofts.

Building with the Most Sales

The building with the most sales in 2011 was Bayside and The Grande with 36 condo sales on each complex. This was followed by Electra and Acqua Vista with 33 sales each.

Neighborhood with the least Sales

The neighborhood with the least sales in 2011 was Bankers Hill with 42 closed real estate transactions. This was followed by the Gaslamp District with 57 closed transactions.

Neighborhood with the most Sales

The neighborhood with the most sales in 2011 was the East Village District with 296 closed sales. This was followed by the Marina District with 159 closed sales.
