Condos in Downtown San Diego Waterfront

Just as we predicted last quarter there was a noticeable slowdown in activity for Downtown San Diego Condos and Downtown San Diego Real Estate in general starting with increasing inventory towards the end of the summer and followed by the leveling of prices by year end.

Higher interest rates, decreased distressed sales coming into the market, decreased investor activity and the holiday seasons are all factor contributing to the slowdown. However, there were still just about 210 condos in active status as of year end. It is quite evident that there is still a strong demand and high interest for downtown San Diego condos.

With lack on new construction projects in the horizon to the exception of a few new high rises by BOSA (not to break ground anytime before 2015) I believe the limited inventory will remain throughout 2014. To the exception of the San Diego luxury condo segment were there are more deals to be found, the market below the $1 million range will remain strong throughout 2014.

There were 202 sales registered in the San Diego MLS. The average selling price for a downtown San Diego condo in the 4th quarter was $554,099 down just a bit from the 3rd quarter average of $556,954.

The average price per square foot in the 4th quarter was $486 per square foot down just a dollar from the 3rd quarter average of $487 per Sq Ft.
