The upward price momentum exhibited throughout 2013 continued in the 3rd quarter as downtown San Diego condo inventory was quite limited for the amount of buyers bidding in the market.

However, towards the end of the quarter we started to see inventory numbers increase a bit as the summer buyer frenzy came to an end.

Inventory should keep increasing and prices should start to level off on the 4th quarter making it a great opportunity for those still looking to get into the downtown San Diego Real Estate market.

The average selling price for a downtown San Diego condo in the 3rd quarter of 2013 was $556,954 up from $525,222 in the 2nd quarter and up from the 1st quarter average of $506,075.

The average selling price per foot was $487 up from the average of $460 for the second quarter and higher than the average of $440 for the 1st quarter of the year.

Selling prices ranged from $170,000 for a 1 bed 1 bath condo at Union Square (which was also the lowest priced sales per square foot at $236 per foot) to $2,875,000 (or $912 per square foot) for one of the last remaining penthouses available at Bayside San Diego.

The highest priced sale per square foot was $1,018 per foot for a 30th floor Harbor Club San Diego condo with 2 bed 2 bath and 1,474 square foot that sold for $1.5 million.

On average downtown San Diego condo sellers received 99% of their asking price in the 3rd quarter up from 98% in the second quarter of the year.
